What is a to-be-built home?
Unlike move-in-ready homes, which are fully built and ready for you to move into as soon as you make the purchase, to-be-built homes are new construction homes built on a specific lot that you select when you purchase the home. The advantage of choosing a to-be-built home is that you essentially get to build your own house. You get to decide what floor plan you want and pick out just about every other aspect of the home’s features.
Will we be able to make a lot of choices in our to-be-built home?
Choices are great, aren’t they? We all love having choices available to us, especially when it comes to where we live, what our home looks like, and what we have in it. Sometimes, those choices are simple—deciding on a paint color or picking out a piece of furniture—and other times they are much bigger, such as choosing what neighborhood to live in or what floor plan our home has.
When you choose a new construction home, you can select all of the structural options that go into it: floor plans, cabinets, countertops, lighting, plumbing, flooring, doors, windows. You name it! You may even be able to make structural changes to the floor plan before construction has begun, such as adding rooms or garage space, moving doors, adding another fireplace, and so on.
The important thing is that you’re involved in every step of the process. You’re working directly with the builder to choose a lot and a floor plan that fits your family and lifestyle, selecting interior design features that you love, and incorporating the newest technology and appliances.
Does a to-be-built home take longer?
Yes, it does. Simply put, when you buy a move-in-ready home, the home is ready for you and your family to take up residence as soon as all the paperwork is complete. With new construction homes, the building doesn’t even get started until after you’ve made the purchase and worked with the homebuilder and their design team to select the features that you want in your new home.
From the time you select your lot and construction begins until the time your family is ready to move in maybe as long as eight months. For many home buyers, though, that’s a small price to pay to see the home of their dreams grow from a simple plot of land.
