We started off 2023 as the Austin area’s top-selling master-planned community for the third consecutive year; six months in, Santa Rita Ranch remains Austin’s leader in new-home sales which shows the value of a planned community.
Housing research firm RCLCO just released the RCLCO mid-year rankings 2023 report of the nation’s 50 top-selling master-planned communities. With 416 home sales for the first six months of the year, we landed at No. 16 on the list, No. 7 in Texas and No. 1 in the Austin area. What’s even more incredible is we are merely 34 new-home sales away from reaching the number of new homes sold in all of 2022!
Why are so many people choosing to purchase a new home in Santa Rita Ranch? Because they want more than a home. Let’s take a look at the value of a planned community and what today’s buyers want.
Buyers Want Community
These days, people also want a community, and we give that to them. Our lifestyle director plans more than 100 resident events each year because we like to “have fun along the way” — Ranch Code #11. Neighbors are simply friends in the waiting. Our small-town charm is complemented by big-town amenities. Pools, parks, lakes, sports courts, the Wellness Barn fitness center and miles of trails invite residents to get out and explore. And although we’re No. 1, we’re still not done! Coming soon is Ranch Camp, offering multiple pools, a splash pad, a covered pavilion, cornhole and two pickleball courts.
Buyers Want Convenience
Residents tell us they have been drawn by the onsite schools — Kids ‘R’ Kids Daycare, Santa Rita Elementary, Santa Rita Middle School and the private Divine Savior Academy. And just like our amenities, that list is growing, with Georgetown ISD breaking ground this year on San Gabriel Elementary in our Tierra Rosa Village. Another Liberty Hill ISD school is planned, as well.
Master-planned communities are all about offering a live-work-play experience, and Santa Rita Ranch is poised to offer the same, with a business district in the works that will bring retail, dining, offices and other conveniences to the community’s front door.
Buyers Want to Retain Home Values
The homes, the amenities and the lifestyle are all part of the value of a planned community. And perhaps the most prized aspect of living in a master-planned community is protecting the value of your home. Master-planned communities are managed by homeowners associations whose responsibilities include landscaping common areas, maintaining amenities and ensuring that homes are kept up to standards outlined in the community’s deeds and covenants. That means that if you do need to sell your home, prospective buyers will see a well-maintained community, amenities in excellent condition and neighborhoods of beautiful homes.
Buyers Want Choice
Yes, buyers want all of the above. But they do still want a home, one that is filled with energy-efficient features and that can be customized to their liking. Santa Rita Ranch gives prospective buyers a good start when it comes to finding the right-size home by offering a wide variety of floor plans. From cottage homes to estate homes and prices from below $350,000 to more than $1 million, there is something for everyone and all of life’s chapters. We even have a dedicated neighborhood for active adults ages 55 and older. Buyers want a choice, and we give it to them.
We are thrilled to welcome hundreds of new families to Santa Rita Ranch this year and look forward to getting to know these new neighbors (Ranch Code No. 3).
