What’s Your Budget?
Before you start looking and certainly before you sign the dotted line, sit down and figure out how much house you can afford. Start with your monthly budget and look at how much you spend. Even if it is a small purchase, every penny needs to be included with the exception of your rent. What you have left is what you have to spend on your mortgage and other home expenses.
If you don’t feel like that’s enough to get what you want, set a monthly budget. If you can stick to your new budget for six months, begin looking for a home in your new price range.
Get Someone Good to Lead Your Team
Your home buying team that is. A good real estate agent is essential to your home buying process. Brown suggests hiring a Realtor, someone who is part of the National Association of Realtors and held to the high standards of the organization.
Brown likens the pre-approval process to getting engaged; you’ve made the commitment but you still have the ceremony to go. Pre-approval for buying a home is very important for two different reasons. If you are pre-approved, you know exactly where you stand on how much house you can afford. Second, the seller will know you are serious and a pre-approval will give you a leg up on the competition.
Is It a “Need” or a “Want”?
Yes, there’s a difference. Sit down and make a list of what you can’t live without when buying a home. You are probably not going to find a home that has everything you want and meets your budget. Don’t forget, you want to consider the neighborhood, schools and commute. Sometimes the most valuable assets have nothing to do with the actual home.
